`LENGTH OF RENTAL

• Minimum of a 2 night rental apply 

• Monthly reservations are available October through March and rates include utilities.

SECURITY DEPOSIT

• Security deposit is $ 240.00.
• Deposit is payable via MasterCard, VISA, Discover or American Express, Paypal at reservation time. “Check-by-Phone” is available at reservation time.
• The security deposit is refunded 14 days after departure less fees.

TAXES AND FEES

• A $30 nonrefundable processing fee, to cover expenses associated with the initial reservation, is due at reservation time.
• Lodging tax is 9%.
• Departure cleaning fees are $ 60.00.

RENTAL PAYMENT
Rental payment (including all taxes and fees) are due at time of booking in full. Payment may be made by MasterCard, VISA, Discover or American Express, Pay-Pal. “Check-by-Phone” is also available.

CONFIRMATION
A written confirmation listing rules, regulations, dates of visit and property information will be emailed to you after your security deposit is processed. Carefully CHECK your confirmation for accuracy and call (888.987.5469 Ext.7005) immediately if any corrections are necessary.

• 15 days notice for standard rentals
• 30 days notice for monthly rentals
• Cancellations or date changes occurring less than stated notice will cause SECURITY DEPOSIT to be forfeited, unless equivalent revenue is generated for the time period.
  
  RENTAL OCCUPANCY
   
• The listed “LIMIT” number indicates the maximum number of occupants allowed in a property at any one time. (Exceptions for infants under age 2 only.)
• Atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained.
• Only responsible adults of legal contractual age may contract for rental. Identification must be furnished upon request.
• No sororities, fraternities, schools or civic groups allowed.
• Absolutely NO HOUSE PARTIES ALLOWED.
  Violations are grounds for eviction and forfeiture of rent.
• NO SMOKING IS ALLOWED
• NO PETS ARE ALLOWED                                           (Cleaning Fee of $125.00 will be withheld from the deposit if pets are on premise)

CHECK - IN
When: Check-In Time is 3:00 p.m.
Note: Check-in begins at listed times but cannot be guaranteed. Property must be clean prior to release for occupancy.

CHECK OUT
When: Check-Out Time is 11:00 a.m.
Departure responsibilities include:(1) Leave property reasonably clean; (2) Leave kitchen items (dishes, cookware, etc.) clean and returned to their proper place; (3) Dispose of all trash, and (4) Lock all doors and windows.
